Frequently Asked Questions
From pre-purchase appraisal, optimising time and cost through construction delivery, to after care, Berkeley Place provides genuine end-to-end expertise. Here are some of the questions we are frequently asked at the outset.
About Berkeley Place
What does Berkeley Place do?
We are a prestigious residential construction company that transforms prime properties into luxurious homes. We focus on private residential renovation and enhancement of period and Listed property, cleverly integrating contemporary fittings with historic fabric. To date we have delivered 250+ high-end project commissions for discerning UK and international clients.
What makes you different from a standard builder?
We are purposely very different. The business is designed specifically to help clients better optimise the money they invest in their property. Our team is better experienced, which is why our clients tell us, "we wish we had spoken to you sooner".
Are you accredited or award-winning?
Yes. We have been named Best of Houzz winners for service across 2017, 2019 and 2021 to 2024, and feature on 'The List', House and Garden's global directory of leading property specialists. We are members of The Georgian Group, a British charity and the national authority on Georgian architecture, and a preferred supplier to Quintessentially, the global luxury real estate group. Our work regularly features in leading international publications such as The Times, Homes and Gardens and Mansion Global.
Are you insured for high-end residential work?
Yes. We carry the appropriate insurances for high-end residential renovation and enhancement work, and we are happy to share the details on request.
Do you take on international clients?
Yes. Many of our 250+ commissions have been delivered for international clients, many of whom own prime property in the UK and abroad. We are currently undertaking projects for clients living in Australia, the USA, the Caribbean and central Europe.
How does your process work, from first contact to completion?
It begins with a conversation about your property ambitions. We want to listen first to your thinking, and then best use our skills to help you realise this. We are finding more and more clients see the benefit of bringing in the Berkeley Place team at the early stages of a potential project, often prior to purchase and any discussion with planners or designers, where we find we add significant lifestyle and monetary value.
Do you handle Listed building consent?
We guide you through it from start to finish. Rather than carry that specialism in-house, we bring in the most appropriate tried-and-tested designers and conservation experts on a competitive basis. Consent is formally granted by the Local Authority, but our experience keeps the process smooth and well considered.
Do you work with architects and designers?
Yes. We collaborate closely with the best architects and interior designers, whether you have a team in place or would like us to recommend tried and tested professionals who have a track record working with Berkeley Place.
Can you manage the whole project for me?
Yes. We usually take care of the entire renovation and enhancement process from initial viability and competitive pricing, coordinating design, planning, construction and finishing, so you have a single point of responsibility, working alongside you from pre-purchase advice through to handover and beyond.

Period and Listed property
Do you carry out work on Listed buildings?
Yes. Listed property is a core specialism, and we work across both Grade I and Grade II properties. We understand and appreciate the responsibility attached to undertaking work to Listed properties, and the sensitivities associated with this. Our experience and expertise in this area is what distinguishes Berkeley Place, and our ability to cleverly integrate the needs of modern living.
Can you work on properties in conservation areas?
Yes. Most of our projects are based within conservation areas, where additional planning considerations protect the wider setting. We know how to design and build sympathetically in these locations, balancing our clients' ambitions for the home against the constraints conservation status brings. As with Listed property, we advise early on what is feasible and which permissions are likely to be required. We have a successful track record navigating conservation matters.
How do you balance modern living with a historic building?
By cleverly integrating contemporary fittings with historic fabric. That might mean modern services, better insulation, reconfigured layouts or a sympathetic extension, each detailed to sit naturally alongside original features. The aim is a home that feels current and comfortable to live in, while its historic character remains intact and enhanced. Experience tells us where boundaries might usefully be flexed.
Do you use specialist craftsmen?
Yes. Behind every commission is an established supply chain of loyal and trusted heritage specialists, covering stone masonry, joinery and traditional fine finishes. These are tried-and-tested people whose skills suit period and Listed property, with a successful track record working on Berkeley Place projects.
Let's talk about navigating Listed building requirements
Air conditioning and cooling
Can you install air conditioning in a period or Listed home?
Yes. Demand for discreet climate control has increased significantly, and most of our clients now choose integrated cooling within principal bedrooms and upper-floor living spaces. Drawing on our engineering expertise and extensive experience renovating period and Listed properties, we integrate exceptionally quiet, energy-efficient systems with intelligent controls to maintain comfortable space temperatures throughout the year.
How discreet is the installation?
Our approach aims to deliver climate control discreetly, without compromising architectural character or interior design. In many cases the technology is so seamlessly integrated that clients are unable to identify where conditioned air is entering the room.
Can cooling be installed as part of a wider renovation?
Yes, and this is where it works best. Planned into a full renovation and enhancement scheme, climate control is coordinated alongside heating, joinery and interior design from the outset, using exceptionally quiet, energy-efficient systems with intelligent controls, so comfort is designed in at the outset rather than retrofitted later. That said, we have many retrofit installations underway.
Will air conditioning damage a Listed building?
No. Drawing on our engineering expertise and long experience with period and Listed properties, we integrate quiet, energy-efficient systems without harming historic fabric. The technology is seamlessly integrated so as not to compromise the character of your home.
