The Opportunity
Harvard House is an outstanding period property situated in a prime Clifton location. Although in good general repair, the property was in need of cosmetic renovation and updating to convert back into a family house. The brief, from an enthusiastic and knowledgeable client, included reorganising the bedroom and bathroom layouts on the upper floors, creating enhanced living space at ground floor, and a self contained apartment in the lower ground floor, all aligned to modern family living requirements.
The Challenge
The challenge for Berkeley Place, as is often the case, was to maximise high quality living space within a predetermined budget, where the financial investment represented a genuine increase in the overall property value.

The Solution
A two storey extension to the rear south west facing aspect of the property created new open plan family living and kitchen space, while also adding significant value through the freeing up of internal space to create utility areas and a valuable further reception room. Clever design coupled with close attention to detail enabled a contemporary feel while respecting the original period architectural features. The new extension also provided the space to create a fabulous 3/4 bedroom self contained apartment in the lower ground floor and, amazing south west facing upper and lower sun terraces. Berkeley Place assembled their most appropriate designers in order to ensure the clients brief was delivered, while managing the whole planning and construction delivery process. Long standing relationships with key stakeholders and suppliers enabled the procurement and delivery of high quality materials and equipment in the most cost effective manner.

The Old Rectory
The Old Rectory is a fabulous Grade II Listed property situated in a prime North Somerset location. Externally, the property was in need of some cosmetic renovation, including a new roof. Internally, the space was ready to be updated and modified to suite the modern needs of a young and active family.

Our customer had purchased a fabulously located period property in need of significant refurbishment. Whilst undergoing a full refurbishment of the property, an additional requirement was identified which was to replace most of the floor joists throughout a very uneven ground floor, presenting additional cost to the project.
